Challenge

 

Can the Consumer Solutions product team develop an automated solution that would help PMC’s and individual properties generate leads and leases to fill unit shortfall over a 30, 60, and 90 day period. Unit shortfall is the biggest loss leader for property management and properties. A lot of times the property management staff spin their wheels spending too much on marketing dollars, targeted to the wrong areas of digital marketing, only to fall short in gaining more quality leads.

Outcome

 

Flex leverages the nation’s largest database of leasing records – along with revenue management data such as market conditions, competitor pricing and inventory – to make highly accurate predictions. This eliminates guesswork that results in spending either more or less than necessary to achieve ideal occupancy levels. GoDirect Marketing with Flex Demand Optimizer combines best-in-industry digital marketing strategies with robust data analytics.

With a click of a button, Flex Demand Optimizer will send the client an automated notification when they hit their threshold for a specific unit shortfall. From there the client will review the suggest marketing spend, submit their approval and Flex Demand Optimizer does the rest.

New for 2021 is the integration of Flex ILS. With clients finding success with Flex, we have decided to start partnering with national ILS’s to offer their “premium ILS service” so clients can have more exposure to quality leads. For RealPage and the ILS, this creates a revenue sharing program with great revenue potential.
